What is a Lease Up?
A time frame during which rental property is marketed, qualified traffic is driven, leasing agreements are signed, and tenants begin to move in-quickly!
Why should we use your service if we already have a staff in place?
FrankWell Property Consulting & Leasing increases qualified traffic and drive leases 2-3 times faster than your current staff thus reducing Vacancy Loss and increasing your Net Rental Income. By focusing 110% of our efforts on leasing, your current staff is allowed to strictly focus 110% of their efforts to improve their other day to day responsibilities. It's a WIN-WIN for all!
How long does it take to achieve Occupancy Results?
A client can expect to see results within approx. 30 days or less. This will vary based on the number of apartments that must be leased, prior trends, vacancy rates and current marketing efforts in place prior to our arrival. A typical lease up can last 30-120 days. Keep in mind, each property and market is different.
What are the Lease Up fees?
Our company charges one months rent per unit leased. Longer term leases are generally written to offset this expense to you! The new tenant is practically paying the Lease Up fees.
The additional cost for the Leasing Professional includes airfare, per diem, a compact rental car and living accommedations will be required during the term of the contract.
What do you do differently?
There are many factors in the "magic". The biggest part is the Leasing Professional assigned to your property. Each Leasing Professional is chosen based on their proven abilites to perform with similar properties in similar markets. Their extended hours and excelerated performance is our commitment to acheive the goals set for your asset.
Can you work in conjunction with our current management company?
Definitely. In order for the process and goals to be successful a team effort must be made. Your privacy and integrity will remain in tack throughout this process. Our Regional Directors are experienced and very professional in this area.
We need managment, can you manage our property?
FrankWell is an apartment consulting and leasing company that can provide long term solutions and resources for your business to ensure the entire asset is functioning properly in the interim that you are exploring the option of a management transition, but we are not a property management company.
Does FrankWell offer any other services?
Yes, if a Lease Up is just the tip of the iceberg, FrankWell can offer Short or Long Term Property Support. Depending on what your property needs are we can provide services such as, but not limited to, admintrative overhaul, staff training, implementing processes and procedures, even a marketing campaign. A consultation can be held to discuss your needs in greater detail.
What is the difference between short and long term support?
Short Term Support can be provided after a successful Lease Up for a period up to 90 days. Long Term support would be 91 days until your property has reached its goals or a period agreed to.
What are the Management Consulting fees involved?
Fees vary. Our services can be tailored to fit your need and budget based on the amount of support required to bring your asset to a complete success. A consultation can be held to discuss your needs in greater detail.
